Choose Between Two Paths, Both with One Flat Fee

You've made the decision: you're going to sell your home. Now, what's your role going to be? That's the question you'll need to answer. We have two different options for this reason because sellers aren't all alike. Some sellers want to drive the process and handle all the buyer calls themselves. For others, they don't have the time to answer buyer calls or show their home and want our help with the whole process. But no matter what your needs, you still deserve to keep more equity when you sell your home, so we've made our flat fee work for both.

Our first option is our Flat Fee Home Listings service. You remain the decision maker, we just place your home in the OKC MLS. We then list your home on over 100 real estate websites. Every brokerage in OKC and surrounding counties is able to view your home and schedule showings to show your home to their buyers. We offer professional photography, an electronic lockbox, a yard sign with your AI Voice telephone number, and the ability to schedule showings with ShowingTime according to your availability. Additionally, we have all of the required listing documentation and any Oklahoma state disclosures and/or supplements. Your home will be entered into the MLS within 24 hours of receiving all listing documentation and any required disclosures. You can handle showings and negotiate your sale yourself, we give you access to the same listing services that the bigger brokerage companies do.

Our second option is our Full Service Flat Fee Home Listings. Again, our fees are just that, flat. However, with this service, we handle all of the showings, negotiations, contracts, inspections and the appraisals from start to finish. We have had sellers who choose the Full Service Flat Fee option tell us that they don't want to answer phone calls and take care of showings while living in the home.

There are a few things that don't change between either option. One, we charge one flat fee. Second, you get full MLS exposure with our option for your home listing in the MLSOK. Third, when we say flat fee, we mean it; you're not losing any percentage of your home's sale price at the closing. That's why we created our Flat Fee listings in the first place, it was so sellers wouldn't have to pay a percentage when a home sells at closing. This is why most agents and sellers have problems with the traditional pricing structure. The price of the home doesn't necessarily change the work of the agent. If the home sells for $200,000, the work that the agent does to sell the home is still the same work, as if the home were to sell for $500,000.

Pricing Flat Fees

You know how much traditional listing agents charge. You pay a percentage. For example, you can expect to pay somewhere between $9,000 and $18,000 for listing services alone in the Oklahoma City area for a home that sells for $300,000. The higher the value of your home, the higher the percentage will become (even though the work performed by the realtor is about the same). The Flat fee listing pricing model completely reverses that. There is no percentage. You simply pay a set price for our listing service, regardless of whether your home sells for $200,000 or $500,000. Your equity is not being given to an agent in the form of a higher percentage. It doesn't matter to the average Oklahoma City seller how much it costs to advertise a home listed at $500,000 compared to a $250,000 home. We have seen many clients in some of Edmonds' newer subdivisions, just north of Danforth Road, who have watched the value of their homes rapidly appreciate and see no logic in having to pay 6% of what has been added in value because they have become great purchasers. Pricing tiers of flat fee services tend to look something like this: The first tier covers the MLS, syndication to the major real estate listing platforms and basic paperwork and paperwork.
