What is included in the $999 flat fee listing?

What is included in the $3,500 Full Service Flat Fee listing?

Everything in the $999 listing, plus we manage all showings, run social media marketing, host open houses when applicable, handle all negotiations with buyers and their agents, manage the full process through inspections, appraisal, and closing, and we include a free in-home staging consultation. And you pay nothing until your home sells.

What is the difference between the $999 and the $3,500?

With the $999 listing, you get all the professional tools and full MLS exposure, but you handle the showings, offers, and negotiations yourself. With the $3,500 full-service option, we handle everything for you, and you don't pay anything until your home sells. Which sounds like a better fit for how involved you want to be?

When do I pay?

For the $999 listing, you pay when you list. For the full-service option, you pay the $3,500 at closing, only when your home successfully sells. If it doesn't sell, you owe nothing for the full-service fee.

Do I still have to pay the buyers agent?

That part is completely negotiable and up to you. Buyer's agent commissions aren't set by law. In most sales, the buyer's agent will ask the seller to cover their commission, often around 3% of the sale price, but you decide what, if anything, to offer, and it's paid at closing out of your proceeds. Our team will walk you through how to set a smart, competitive number for your situation.

How fast can my home be listed?

We guarantee your home is live on the MLS within 24 hours of your completed photo shoot, as long as your paperwork and information are completed and back to us. 

Can I upgrade from the $999 to the full service later?

Yes. If you start with the $999 listing and decide within 30 days that you'd like us to take over full service, we credit your $999 toward the $3,500 at closing.

What areas do you serve?

We serve the Oklahoma City metro, including Edmond, Norman, Yukon, Moore, Mustang, Piedmont, Arcadia, and the surrounding communities. But your home can be anywhere in the state if you want it listed in the OKC MLS. 

How does the 24/7 AI Assistant work?

Every Flat Fee Listing comes with a dedicated phone number and a 24/7 AI assistant that knows the details of your home. When a buyer or agent calls, it answers right away, any time of day, and can help schedule showings, so you never miss a call. You can get more details HERE

Is this a real brokerage? Are you licensed?

YES! We are local in Edmond as Solix Realty LLC, DBA as Solix Listings. We are licensed with OREC (211042) a member of the Edmond Board of Realtors and are members of the OKC Metro multi-listing system (MLSOK)

Why should I use you instead of a traditional agent?

You should use whom ever you feel comfortable with and are a good fit. A traditional listing agent typically charges 2 to 3 percent commission. That seems too cheap. What's the catch?

There's no catch. We keep our costs low by using technology and efficient systems and work on volume instead of charging a big commission. You still get professional photos, full MLS exposure, and real local support, we just don't take 5 or 6 percent of your sale to do it. You keep that equity instead.

How can you offer so much for $999?

We've built an efficient, technology-driven process, so we can deliver professional photography, a 3D tour, full MLS exposure, and a 24/7 AI assistant at a flat fee instead of a large commission. It's the same marketing power, without the traditional price tag.

Will my house still show up on Zillow and Realtor.com?

Absolutely. Your home is listed on the OKC MLS and pushed out to over 100+ real estate sites, including Zillow, Realtor.com, Redfin, and Trulia, the same exposure a traditional agent provides. Your home will also show up in buyer searches and on every local brokerages website. This give you maximum exposure!

If I don't pay a buyers agent commission, will they still show my home?

Thats a great question! Every agent is "supposed" to show their buyers any house regardless, but unfortunately some buyers agents will not show your home if you do not pay at least some type of buyers agent commission. Technically, every buyers agent has a signed agreement with their buyer prior to touring homes that specifies how they will be paid.  In many cases, the buyers do not have the budget to pay their closing costs and down payment, plus their Realtors commission. This is a conversation we can have and decide the best options for you. Just so you know, every buyers agent that submits an offer will also attached a compensation agreement asking you to pay them.

Why wouldn't I just sell it myself for free (FSBO)?

You can, but most buyers and their agents search the MLS, and without it your home gets far less exposure. For a flat $999, we get you on the MLS and over 100+ sites, with professional photos and the tools to sell, so you reach far more buyers while still keeping your equity. Plus it will stop the 10-20 phone calls a day from agents trying to get you to list with them.

Can I cancel if I change my mind?

Yes, you can cancel. Depending on which program you chose and the timelines will determine if there is any refund or it there are cancelation fees owed. We are fully transparent on our listings, and if we don't fit your needs, we can absolutely find a solution. Basically, if you want to cancel before the listing agreement is expired, you can, but all we ask is that you reimburse us for what we have paid for. The maximum fee on a full service listing would be $600 which is the cost of photos and the professional home staging consult. If we haven't completed those yet, then no fees are due us. We can explain this in more detail at the time of listing.   

Is the $999 refundable?

It depends, once we have photos done and the home listed on the MLS, it is not refundable. If we haven't completed any work yet, then yes it is refundable. Reach to us and we can cover all listing details with you and answer in more detail.

Do you offer staging?

Our full-service listing includes a free in-home staging consultation to help your home show its best. If needed, our preferred staging partner, All About Staging, can provide complete home staging. We highly recommend home staging if the home is vacant!
