When you list your home with Solix Listings, our Flat Fee MLS Listing, our Full-Service Flat Fee listing, and our builder/investor flat fee listing programs cover the services we provide to you as the seller. Our fee is separate from, and does not include, any compensation you may choose to offer a buyer's agent. The savings figures shown anywhere on this website reflect listing-side commission only and do not account for any amount you may decide to offer a buyer's agent.

Buyer's Agent Compensation Is Negotiable and Decided by You
Real estate commissions are not set by law and have always been negotiable. As the seller, you decide whether to offer any compensation to a buyer's agent, and if so, how much. You can make that decision at the time you list your home, or you can address it during negotiation of a specific offer. There is no required amount, and there is no rule that obligates you to pay a buyer's agent at all.

Following the National Association of Realtors settlement, with practice changes that took effect on August 17, 2024, offers of buyer's agent compensation can no longer be advertised within the Multiple Listing Service (MLS). This does not mean buyer's agent compensation has gone away. It means it is now negotiated more directly, deal by deal, rather than being published on the MLS. Sellers may still choose to offer compensation, and it can be communicated through means other than the MLS, or negotiated as part of a buyer's purchase offer.

What This Means in Practice
In most transactions, buyers are now required to sign a written agreement with their own agent before touring homes, and that agreement spells out how the buyer's agent will be paid. In many cases, the buyer's agent will ask the seller to cover some or all of that compensation, commonly in the range of two to three percent of the sale price, though that amount is entirely negotiable and not fixed. If you choose to offer buyer's agent compensation, it is typically paid at closing from your proceeds.

You should understand that your decision about buyer's agent compensation can affect your sale. Offering competitive compensation may broaden the pool of buyers who can afford your home, since some buyers cannot pay their agent out of pocket. Choosing to offer little or nothing may reduce your costs but could affect the number of buyers and offers you receive. This is a strategic decision, and we will discuss it with you and help you set an approach that fits your home, your price point, and current market conditions. The final decision is always yours.

Seller Concessions
Separately from buyer's agent compensation, you may choose to offer seller concessions, which can help a buyer cover certain costs such as closing costs, loan fees, or repairs. The rules treat concessions differently from buyer-agent compensation. We can explain how concessions may fit into your overall strategy.

We do not guarantee that your home will sell, sell within any specific timeframe (except where a specific written guarantee is expressly stated, such as our listing-go-live guarantee), or sell at any particular price.
