Flat fee listing doesn’t mean flat fee compliance. You still own the same legal duties as any seller in Oklahoma.

The Oklahoma Residential Property Condition Disclosure Act requires sellers to fill out a written disclosure form before closing. That form covers structural issues, roof condition, plumbing, electrical, HVAC, pest damage, environmental hazards, and more. Investors sometimes assume flipping a property “as-is” removes this obligation. It doesn’t. Oklahoma law carves out narrow exemptions for foreclosures, court-ordered sales, and transfers between family members. A standard investor sale to a retail buyer isn’t exempt.
